Mandat exclusif ou non?

In France it is the buyer who pays our fees and as such our services to you the vendor are free. It is also often said that most properties are "mandat sans exclusivite" (multi listed) as there is little or no advantage to you the vendor in choosing a "mandat exclusif" (sole agency). This is simply not correct - the average agency locally has hundreds of properties for sale - far too many to advertise regularly in newspapers or to have as a permanent window feature in their office. If you choose a sole agency (mandat exclusif) we can guarantee you will stand out from the crowd.

Bi-lingual/ multilingual staff at your disposal

In all three offices we have bi-lingual staff to help you decide on the best marketing and price for your property. We will take details and prepare particulars of your property including photos and enter the property onto all three websites. In this way we can make sure that all discussions between French and British buyers and sellers are carried out correctly. All prospective purchasers will be accompanied to your property on viewings and we would ask for a key if possible so that no possibilities are missed. If they are interested then we will help both parties arrive at a mutually agreeable price and timescale. We will arrange for the "expertise" to be carried out - this an inspection for lead, asbestos and termites which is the responsibility of the vendor to pay for. Once the results are back and the seven day cooling off period is over we will arrange for all the documents to be sent to the Notaire so that matters can progress. It is easier for all parties if you can have to hand a copy of your original purchase contract, a copy of the plan cadastral, copies of any building permissions obtained and a note of the amounts of Taxe d'Habitation and Taxe Fonciere - we would like these at the time of placing your property on the market if possible.
